Community Housing Resources (CHR) approved its 2013 proposed budget by a unanimous vote at Monday's monthly board meeting.
The document is intended to be a lean, mean, cost-containing machine.
"We really tried to do what we can and consider this the bare bones," said CHR executive director Kelly Collini told the board. "It is what we absolutely need to operate on and we will not spend a dime we don't need to. Anywhere we can save money we will."
One budget item that came under the most scrutiny by the board is an amount of more than $30,000 for health, life, dental and vision insurance coverage for just three employees. With the coverage term expiration fast approaching, the board wants to "shop around" for possibly a better rate, compare numbers or possibly put the item out for rebidding.
The budget estimates income to be in excess of $920,500 in 2013 with operating expenses at more than $896,500.
Board member Dr. Phillip Marks complimented the staff for another month at 100 percent rent collection, extending a string of consecutive months reaching that goal and on track to do the same in September.
Collini also reported to the board that the non-profit organization has six people on a waiting list for limited equity ownership (LEO) units.
The board endured a rather lengthy discussion about a rental unit on Rabbit Road on which a contract renewal is due with the property's private owner. The board heard proposals for extension of the contract while still looking out for the interests of their tenant occupying the one-bedroom unit.
The board approved a motion to put an offer in writing and present it to the private owner as negotiations continue.
The board's next monthly meeting is Oct. 15.
