Permitted uses heading to Council

With most of the "heavy lifting" already accomplished at prior meetings, the Sanibel Planning Commission finished its debate over the permitted and conditional uses section of the city's commercial redevelopment project at Tuesday's public meeting.

After a spirited 75-minute discussion, commission chair Michael Valiquette made the motion for staff to put the report in resolution form to be sent to City Council in time for its next meeting on Sept. 17.

Planning director James Jordan went over the changes to the document that were made at the last commission meeting, including the idea of an email pipeline with commissioners when a permit application is received that is not specifically spelled out in the commercial uses list.

Contractors are hard at work along East Periwinkle Way adding pavement to the main roadway in preparation for widening, improving and paving the shared use path. Motorists should use caution in the work zone.

"There is no way to predict every possible idea that will come down the pike," said Jordan. "That's where this pre-application for a non-listed use will help decide if it needs to be looked at."

Commissioner Phil Marks proposed that the city provide commissioners with iPads as it does for council members considering electronic communication continues to increase. "We're not completely paperless, yet," he said.

Commissioners also favored forming an alliance with the Sanibel Captiva Chamber of Commerce to help educate the business public of the permitting and development process. The Chamber also voiced its approval of the idea as well as its full support for the permitted and conditional uses document now headed to City Council.

Commissioners were satisfied that they had fulfilled their purpose of streamlining the process while maintaining regulatory oversight.

Vice Mayor Doug Congress alerted the panel that the next wave of redevelopment plans - parking, interconnectivity and non-conforming structures - will be coming their way soon.

One other item on the meeting agenda, regarding a variance application for construction of a residential garage, was withdrawn and required no commission action or discussion.
